Project Overview

DMH Interiors Limited were successfully appointed following a competitive tender process for the redevelopment of an existing industrial unit into a purpose-built incubator facility for Kori. The project was delivered over a 26-week programme and involved the transformation of the space into a state-of-the-art environment designed to support the next generation of Deep Tech ventures.

The completed facility provides:

  • CL2-ready laboratories
  • Private office spaces
  • Flexible desk areas/Meeting rooms
  • Collaboration and social spaces

Scope of Works

DMH Interiors undertook a comprehensive internal structural and fit-out package, including:

  • Installation of light gauge structural metal framing (SFS)
  • Construction of a new first-floor “lid” structure with rib deck system
  • Application of Longfloor cement-based liquid screed, averaging 50mm thickness, laid over a LEWIS deck system
  • Cladding of all structural framework using sound block board to achieve required acoustic performance
  • Supply and installation of suspended grid ceiling systems throughout
  • Supply and installation of grid ceiling, black in selected areas and white within laboratories
  • DMH delivered decorating to an exceptionally high standard within a clean environment

Project Delivery

The project progressed smoothly and efficiently, with strong coordination between DMH site management, supervisors, and operatives. Key delivery achievements included:

  • Completion within the 26-week programme
  • Delivery within the original contract budget
  • Effective management and incorporation of client-led variations
  • Maintenance of high-quality workmanship standards throughout

Key Challenge & Solution

A significant logistical challenge encountered during the project was the installation of a 4,400 kg structural steel beam required for the stair structure in Zone 4.

Challenge:

  • Lifting and positioning a heavy steel beam within a confined internal environment
  • Maintaining safety whilst working within structural constraints

Solution:

  • Deployment of two Genie lifts, each operated by a trained individual
  • Careful planning, coordination, and sequencing of lifting operations
  • Close supervision by DMH site management to ensure safe execution

The operation was completed safely, efficiently, and without incident, demonstrating strong teamwork, planning capability, and site control. Kori expressed a high level of satisfaction with:
